Preparatory work for district revaluation underway

Some Waipa property owners are being asked to take part in a survey as the groundwork for this year's district revaluation begins.
The district revaluation was originally planned for 2014 but was brought forward a year to avoid a clash with the three-yearly review of the council's Revenue and Financing Policy and to limit the potential for rating spikes.
The surveys cover arable, pastoral, dairy, commercial, industrial, accommodation (such as motels), horticulture and mineral activities, and were mailed to property owners last week.
Revaluation co-ordinator Margaret Maher said the aim of the survey, which is being undertaken under the Rating Valuations Act, was to gather a snapshot of land use activities and development across the district.
It would also assist in determining property values.
To ensure that the revaluation programme is undertaken as accurately as possible we need to update the information we hold on these properties as part of the revaulation process, she said.
We thank people in advance for their co-operation and encourage them to return the survey as soon as possible.
The information provided will remain confidential unless required to be divulged in court with respect to a rating valuation made within the district.
The council has contracted the services of Quotable Value to undertake the district revaluation, with most fieldwork due to take place between August and October.
Properties that will be inspected include those which have recently sold or those that have had significant building work undertaken.
The new revaluation will be effective as at August 1, 2013 with residents expected to receive their new valuation notices in November.
