What we’re doing
Urban Design
Refinement and strengthening of District Plan provisions relating to urban design.
Transportation
Developing District Plan provisions to limit the effects of development on strategic transportation corridors (e.g., urban mobility networks, cycleways) and support sustainable transportation options through the provision of on-site facilities (e.g., bicycle parking, end-of-trip facilities, electric vehicle charging stations).
Rezoning of Properties along Golf Road and Kihikihi Road
Rezoning several properties along the intersection of Golf and Kihikihi Road from Rural to Large Lot Residential to better reflect existing use. The current zoning of these sites as Rural is an “anomaly” that was carried over from the last district plan review and never corrected.
Secondary dwellings
Revising and clarifying the rules around secondary dwellings and sleepouts in recognition of the growing popularity of transportable and “tiny” homes as an affordable housing option.
Additional character clusters
Introducing protections for areas in urban Cambridge and Te Awamutu identified as having significant historically-derived character.
Railways effects management
Including provisions to manage health, amenity, and reverse sensitivity effects potentially arising from the near proximity of rail and new residential activities.
Community corrections facilities
Adding a definition and activity status for “community corrections facilities” within the Commercial zone. Community corrections activities include non-custodial service centres and community work facilities. It is proposed to provide for community corrections facilities within the District Plan either as a permitted activity or via another consenting pathway.
Differentiated Commercial zoning framework
Current Commercial zone provisions are largely generic across the district, however each of the district’s Commercially-zoned areas varies considerably by scale, appearance, and use-intensity. As such, Council is investigating the possibility of establishing a differentiated Commercial zoning framework, with provisions reflecting the specific attributes of each commercial area.
