Private Plan Change 12 - Growth Cell T2 Rezoning
Give me the highlights
- The Waipa District Council received a private plan change request (Proposed Private Plan Change 12) to rezone the T2 Growth Cell from ‘deferred residential zone’, to ‘residential’.
- The T2 Growth Cell consists of approximately 41ha of rural land at 10 Frontier Road, Te Awamutu.
- Proposed Private Plan Change 12 sought to enable the development of a retirement village covering 9.5ha of the growth cell, with the remaining 31.5ha to be developed into general residential.
- A structure plan was proposed to be inserted into the Waipa District Plan setting out the layout for the entire growth cell. The structure plan is staged, with the southern half of the growth cell to be developed from 2021 onwards, and the northern half delayed until 2035.
- Proposed Private Plan Change 12 inserted rules into the Waipa District Plan Residential Zone chapter to implement the development in accordance with urban design measures.
